The Largest Apartments in Bulgaria Belong to Sofia Residents, the Smallest to Smolyan Residents

According to data from the National Statistical Institute (NSI) of Bulgaria for the third quarter of 2025, 1,392 residential buildings with 6,478 residential units (apartments and houses) were commissioned throughout the country.

The total useful area of such new buildings was 629.6 thousand m², of which living space was 452.6 thousand m². Thus, the average living area of one newly built dwelling was 69.9 m².

Materials used: 69.6% of new buildings are made of reinforced concrete, 23.6% of brick, and only 0.8% are panel construction.

By number of rooms: 38% of housing has two rooms, 36.7% has three rooms, and only 3.9% has six or more rooms.

Highs and Lows: Which Regions of Bulgaria Have the Largest Average Housing Area and Which Have the Smallest

Interestingly, regardless of the national average, there is a significant variation in living space of new buildings across different regions of Bulgaria:

The largest average living area was recorded in the capital district of Sofia - 139.9 m², as well as in the Silistra region - 121.7 m².

The smallest average living area is in the Smolyan region (53.5 m²) and the Targovishte region (56.6 m²).

The leader in commissioned residential buildings is Sofia - 233, with 2,081 housing units in them.

By the number of housing units in buildings that received Act 16 in the third quarter, Sofia is followed by Burgas with 913, then Plovdiv with 846.

In Varna, 723 residential units were commissioned.

The above data indicates that construction activity in Bulgaria is consistently high, especially in major agglomerations and resort areas. This means that the Bulgarian housing market is not standing still, new properties are emerging - which is important for investors and potential homebuyers.

The leadership of Sofia, Plovdiv, Burgas, and Varna shows where construction is concentrated - accordingly, these regions have a greater choice of properties and more liquid housing.

Buying property in Bulgaria remains a sensible investment - if the choice is made considering your housing preferences, surrounding infrastructure, and a competent strategy.
